The developers bought two adjoining government sites and plan to build them together as one residential development, with retail and ancillary components.
How the blocks, retail and facilities sit on the sites has not been published. This diagram shows what is planned, not the layout.
Indicative diagram, not to scale. Not developer material. Official renders will replace it once released and cleared for use.

Location
What is known about transport, nearby schools and shops.
School distances are straight-line from Lorong Chuan MRT, not from the site. Living near a school does not guarantee a place: check MOE's admission rules.

The case
Each point cuts both ways. Neither side is a verdict.
Likely fit
Schools are close by (see Location) and the area is settled. Proximity does not guarantee admission.
Likely fit
Owners who want to move up without leaving the area. Work out your budget first: new-launch prices here sit well above nearby resale.
Think carefully
New-launch prices sit well above resale and completion is years away. This page has no rental data, so ask Ken for current evidence before deciding.
Compare
Recent prices nearby. Chuan Park's figures are new-sale contracts; the others are resales. A new home on a fresh 99-year lease usually costs more than an older resale, so the gap is not a verdict on value.

Compare at the same total budget, not only psf: a smaller new home and a larger resale home can cost the same.
One Chuan Grove has no recorded sales yet, so it is not in the chart. It will appear here only after launch contracts are recorded.

Same size, different price
Chuan Park's recorded new sales beside nearby resales of 99-year condos, at the same size.
| Home size | New launch (Chuan Park) | Nearby resale (leases from 2010 to 2017) |
|---|---|---|
| About 750 sq ft (700–799) | $2,630 psf · about $1.97m | $1,820–1,983 psf · about $1.36m–$1.49m |
| About 950 sq ft (900–999) | $2,574 psf · about $2.45m | $1,891–1,999 psf · about $1.80m–$1.90m |
| Lease | 99 years from 2024 | 99 years from 2010, 2016 and 2017 |
| Move-in | After completion, which takes years | Often sooner |
| Payments | Progressive, by construction stage | No progressive stages |
Indicative: median price per sq ft for the size band × the middle of the band. URA transactions to Sep 2026 via Groundwork; actual prices vary with floor, facing and layout. One Chuan Grove prices will differ.
Pricing
Until the developers publish a price list, every figure below is a reference point, not a price.
Prices by unit type will appear here once the developer publishes them, with the date they were checked.
Land price per square foot per plot ratio (psf ppr) is what the developers paid for each square foot of floor area they may build. The two sites cost $1,376 and $1,331 psf ppr, $1,355 combined. Selling prices also cover construction, financing, marketing and profit, so land cost is a starting point, not a formula.

Ken publishes his own view once he has reviewed the official prices, floor plans and site plan. Until then this page keeps to facts and clearly labelled data. If you are weighing One Chuan Grove against Chuan Park or a resale condo now, ask him directly.
